Accommodation Terms & Conditions

Definitions:

Booker:                The individual named on the Booking Confirmation as the primary contact person responsible for the Booking and for compliance with these Terms and Conditions on behalf of all Guests and Visitors associated with the Booking.

Booking:              The reservation agreement between the Booker and Rock Farm Ecotourism Ltd relating to accommodation, facilities, services or access to the Property.

Guest:                 Any person occupying, using, visiting or otherwise accessing the Property, accommodation, facilities or services in connection with a Booking.

Management:  Rock Farm Ecotourism Ltd and any director, manager, employee, agent, contractor or authorised representative acting on its behalf.

Staff:                     Employees, contractors, agents or authorised personnel working for or acting on behalf of Rock Farm Ecotourism Ltd.

Office:                  The reception, reservations or guest services function operated by Management from the Property or remotely. 

Owners:               Rock Farm Ecotourism Ltd trading as Rock Farm Slane.

Property:           The lands, buildings, accommodation units, facilities, car parks, access routes and surrounding areas known as Rock Farm Slane, Rock Farm, Slane, County Meath C15 FNP4.

Unit:                      Any accommodation unit, house, room, cabin, shepherd’s hut, yurt or bell tent or other accommodation booked at the Property.

1.   Bookings

Bookings made through the Rock Farm Slane website (www.rockfarmslane.ie) are provisional until confirmed by Management.

Management reserves the right, at its sole discretion and without obligation to provide a reason, to refuse or decline any Booking request at any time.

For individual accommodation Bookings made more than 30 days prior to arrival, the dates will be held upon receipt of a refundable Booking deposit equal to 30% of the Booking value.

Balance payments for individual Accommodation Units will be due 30 days prior to arrival.

Deposits for individual accommodation Bookings may be refunded where cancellation occurs more than thirty (30) days prior to the scheduled arrival date.

Separate cancellation and payment terms may apply to Exclusive Whole Hire Property Bookings, event-related Bookings or other large group reservations.

Once the applicable balance payment due date has passed, the Booking deposit shall immediately become non-refundable whether or not the outstanding balance has been paid in full.

Any Booking made less than 30 days prior to the check in date must be paid in full immediately.

Unless otherwise offered by Management, accommodation Bookings for weekend nights are a minimum two-night stay.

Management reserves the absolute right to refuse admission or require immediate departure without refund where Guest behaviour is considered unsafe, abusive, illegal, intoxicated, anti-social or disruptive.

2.   Authority to Book

The Booker who, in the absence of signing a Booking Form, makes or arranges payment of a Booking deposit, confirms and agrees that:

  • The Booker is over eighteen (18) years of age;
  • In the absence of a signed Booking Form, payment of the Booking deposit shall constitute acceptance of these Terms and Conditions by the Booker;
  • The Booker is authorised to accept these Booking Conditions on behalf of all persons included in the Booking, including any persons substituted or added at a later date;
  • The Booker has provided a valid email address and mobile telephone number at which they may be contacted in relation to the Booking;
  • The Booker accepts responsibility for the conduct, behaviour and compliance of all members of the party occupying the Property;
  • The Booker agrees to notify Management if they will not be personally staying as part of the holiday party;
  • The Booker agrees to distribute all relevant Booking information, including self-service check-in instructions and Property rules, to all members of the party prior to arrival.

3.   Prices and Payment Terms

The prices displayed on the Rock Farm Slane website are provided for guidance only and do not constitute a binding offer. Management reserves the right to amend or update pricing at any time prior to confirmation of a Booking.

The applicable accommodation and service rates will be confirmed to the Booker at the time of Booking. Once a Booking has been confirmed in writing and a confirmation invoice issued, the total Booking value shall be binding and shall not be reduced due to a decrease in Guest numbers, occupancy, or changes to the composition of the party. Additional Guests may be accommodated, subject to availability and the applicable additional Guest charges.

All prices quoted include VAT at the prevailing rate in accordance with Irish Revenue requirements. Should the applicable VAT rate change following the date of Booking, Rock Farm Ecotourism Ltd reserves the right to adjust the final balance payable in line with such changes, which shall apply to all future arrival dates affected by the revised VAT rate.

4.   Booking Process and Payment Terms

Upon receipt of the applicable Booking deposit or full payment, Management will issue a written Booking Confirmation to the Booker setting out the details of the stay, payments received and any outstanding balance due.

The Booker shall be responsible for making all payments relating to the Booking on behalf of all Guests included within the reservation and for ensuring that the contact details provided at the time of Booking remain accurate, active and regularly monitored.

Payments may be made by debit card, credit card or bank transfer. Bank transfers may take up to five (5) working days to clear. Cash payments on arrival are not accepted by Management.

Where a Booking is made more than thirty (30) days prior to arrival and a deposit payment is accepted, the Booking Confirmation shall specify the outstanding balance payable and the applicable balance payment due date.

The Booker remains solely responsible for ensuring that all payments are made by the applicable due dates. Failure to pay any outstanding balance by the balance payment due date may result in cancellation of the Booking, forfeiture of monies already paid, withdrawal of any flexible cancellation or amendment arrangements, and/or the release and resale of the accommodation by Management without further notice.

Management reserves the right to cancel or refuse any Booking where payment cannot be successfully processed, authorised or collected, where fraudulent activity or unauthorised payment activity is suspected, where false or misleading information has been provided, or where these Terms and Conditions have been breached.

Management further reserves the right to request proof of identity, address, payment card Ownership or other verification documentation for fraud prevention, security or Booking validation purposes.

Bookings made through the online reservation system may generate an automated Booking summary email to the email address provided by the Booker. Such automated correspondence does not constitute acceptance of the Booking by Management and shall not create a binding contract unless and until payment has been successfully received, cleared funds obtained where applicable, and the Booking has been confirmed in writing by Management.

A legally binding contract between the Booker and Rock Farm Ecotourism Ltd shall arise only upon receipt of cleared funds and written confirmation of the Booking by Management.

5.   Group Bookings or Multiple Unit Bookings

Once the Booking deposit has been paid by the Booker, the total Booking value based on the confirmed accommodation Units and anticipated Guest numbers cannot be reduced. In the event that Guest numbers decrease after the Booking has been confirmed, the original Booking value shall remain payable unless Management, at its sole discretion, is able to remove and successfully re-sell the affected accommodation Units.

The Booker is responsible for communicating all relevant Booking information to members of the Group Booking, including these Terms and Conditions, the Booking Summary, check-in procedures, and details relating to the accommodation Units reserved as part of the Booking.

Additional Guests may be added to the Booking following payment of the deposit, subject to availability, occupancy limits and applicable additional charges. However, reductions in Guest numbers, accommodation Units or occupancy shall not reduce the confirmed Booking value or balance payable.

Separate payment, cancellation, occupancy and refund terms may apply to Exclusive (Whole Hire) Property Bookings, event-related Bookings and other multi-Unit reservations. Where separate terms apply, those terms shall take precedence over these standard individual accommodation Booking terms

6.   Unauthorised Events, Gatherings and Commercial Use

Bookings are accepted strictly for private accommodation purposes only unless otherwise agreed in writing by Management in advance.

No parties, weddings, ceremonies, receptions, gatherings, commercial activities, ticketed events, group functions or organised entertainment may be held at the Property without the prior written consent of Management and payment of any applicable venue hire, event, Staffing, cleaning, security, parking or operational charges.

The Booker must fully disclose at the time of Booking the intended nature of the stay, including any planned gathering, celebration or event involving additional visitors or attendees beyond the booked overnight Guests.

Management reserves the right to refuse, cancel or terminate any Booking without refund where a Booking is deemed, in Management’s sole opinion, to involve an unauthorised party, wedding, gathering, event, commercial activity or excessive visitor attendance that has not been approved in writing in advance.

Any unauthorised event, gathering or commercial activity may result in immediate removal from the Property, forfeiture of all monies paid, additional venue hire or operational charges, and liability for any associated losses, damages, Staffing costs, security costs, parking costs, cleaning costs or third-party claims arising from the event or gathering.

7.   Booking Amendments, Cancellations and Refunds

All accommodation Units are priced and reserved on a whole-Unit basis. Once a Booking has been confirmed, the total Booking value shall not be reduced due to a reduction in Guest numbers, partial cancellation of accommodation Units, shortened stays, non-arrivals, early departures, or changes to the composition of the party.

Bookings made more than thirty (30) days prior to the arrival date are secured upon payment of a non-refundable Booking deposit equal to 30% of the total Booking value. The remaining balance shall be payable no later than thirty (30) days prior to arrival. Once the balance payment date has passed, all monies paid shall become non-refundable.

Any amendments to a Booking, including changes to dates, accommodation Units, Guest numbers or duration of stay, are entirely at the discretion of Management and may be refused. Requests for re-Bookings, postponements or date changes, where approved by Management, are subject to any applicable increase in accommodation rates for the amended dates.

Management reserves the right to charge a minimum administration fee of €25 for changes to Bookings or cancellations.

Any refund, credit or reduction in Booking value following cancellation, amendment or reduction in accommodation shall be entirely at the discretion of Management and shall only apply where the cancelled accommodation or dates are successfully re-sold.

Refunds, credits or compensation shall not be provided in respect of adverse weather conditions, illness, transport disruption, event cancellation, changes in personal circumstances, failure to obtain travel insurance, or any other circumstances outside the control of Management.

8.   Refunds, Insurance and Non-Refundable Payments

No refunds, credits or compensation shall be payable in respect of early departures, no-shows, reduced Guest numbers, unused accommodation nights, unused facilities or services, adverse or inclement weather conditions, travel disruption, illness, personal circumstances, or any circumstances outside the reasonable control of Management, including but not limited to force majeure events.

Once the balance payment has been made, or where a Booking falls within thirty (30) days of the scheduled arrival date, the Booking shall be deemed fully confirmed and all monies paid shall become non-refundable and non-transferable.

Cancellation, postponement, alteration or disruption of concerts, festivals, weddings, sporting events or other third-party events at Slane Castle or surrounding lands shall not constitute grounds for cancellation, refund, compensation or reduction in the Booking value.

Management strongly recommends that all Bookers and Guests obtain appropriate travel and cancellation insurance to cover the risk of cancellation, illness, travel disruption, accident, force majeure events or changes in personal circumstances.

Where offered during the Booking process, cancellation protection or Booking insurance is provided by XCover.com or another independent third-party insurance provider and shall be subject entirely to that provider’s own terms, conditions, underwriting criteria and claims procedures. Rock Farm Ecotourism Ltd is not an insurer, is not party to any insurance contract, and accepts no responsibility or liability for the availability, scope, administration, approval or settlement of any insurance claim.

Failure by the Booker or Guests to obtain suitable travel or cancellation insurance shall not create any liability on the part of Management.

Any goodwill refund, credit, amendment, postponement or transfer of dates offered by Management shall be entirely at Management’s discretion and shall not create any precedent, entitlement or ongoing obligation.

The Booker agrees not to initiate a chargeback or payment dispute in circumstances where these Terms and Conditions clearly state that payments are non-refundable. Management reserves the right to recover any administrative, banking, legal or recovery costs incurred in connection with unjustified chargebacks or disputed payments.

Where Bookings are made through a third-party Booking platform or travel agent, the applicable cancellation policies and procedures of that platform or agent may also apply in addition to these Terms and Conditions.

9.   Privacy, CCTV and Guest Communications

Rock Farm Ecotourism Ltd is committed to protecting the privacy and personal data of all Guests and Bookers in accordance with applicable Irish data protection legislation, including the General Data Protection Regulation (“GDPR”) and the Data Protection Acts 1988–2018.

Management may collect, store and process personal information provided during the Booking process or during a Guest’s stay, including but not limited to:

Booking and payment information;

  • contact details;
  • vehicle registration details;
  • gate access and entry information;
  • Guest correspondence and communications;
  • security and incident-related information;
  • and records relating to the use of on-site facilities and services.

Personal data may be used for the purposes of:

  • processing and managing Bookings;
  • Guest communications and customer support;
  • payment processing and fraud prevention;
  • operational and security Management;
  • compliance with legal and regulatory obligations;
  • and the protection of the Property, Guests, Staff and business interests of Rock Farm Ecotourism Ltd.

CCTV operates in certain external, communal, entrance, car parking and operational areas of the Property for the purposes of safety, security, incident prevention, crime detection, access control and operational Management. CCTV footage may be retained and disclosed where required by law or where reasonably necessary for the prevention, investigation or detection of crime, fraud, damage, health and safety incidents or breaches of these Terms and Conditions.

Electronic gate access systems and other operational monitoring systems may record entry and exit activity for safety, operational and security purposes.

Management may communicate with Guests and Bookers by email, telephone, SMS, WhatsApp or other messaging platforms in relation to Bookings, arrivals, operational updates, Guest services, emergencies, security matters or customer support.

Management reserves the right to use general photography and video footage of the Property, accommodation, public areas and events for marketing, promotional and social media purposes, provided that individual Guests are not specifically identifiable without their prior consent.

Rock Farm Ecotourism Ltd shall take reasonable steps to protect personal data from unauthorised access, misuse, loss or disclosure. Personal information shall not be sold to third parties and will only be shared where necessary for operational purposes, legal compliance, payment processing, insurance administration, fraud prevention or service delivery.

Guests and Bookers may request access to, correction of or deletion of their personal data, subject to applicable legal obligations and retention requirements, by contacting Management directly.

10.               Rental of Accommodation Units and Included Services

The rental price for each Unit includes the following, subject at all times to availability, operational requirements, maintenance, weather conditions and health and safety considerations:

  • Rental of the accommodation Unit for the agreed Booking period;
  • Use of and access to the adjoining designated glamping area associated with the Unit, as identified by site signage and fencing;
  • Reasonable use of water, gas and electricity during the stay;
  • A reasonable starter supply of firewood for the wood-burning stove for each day of the stay;
  • Additional firewood may be purchased or ordered during reception opening hours, subject to availability;
  • Use of the Natural Swimming Pool is permitted during daylight hours only and entirely at the Guest’s own risk.
    • The facility is unsupervised, no lifeguard or safety personnel are provided, and Guests must comply with all signage, safety instructions and operational rules. Children must be always supervised by a responsible adult.

The following items, facilities and services are not included within the rental price unless expressly confirmed in the Booking Summary:

  • Firewood for campfires or outdoor fire pits;
  • Hot tub or sauna sessions, which may be booked separately subject to operational availability, weather conditions and scheduling availability.
  • Hot tub Bookings are charged at a flat rate per session, which includes preparation, heating and firewood;
  • Catering, housekeeping, cleaning or other Guest services during the stay unless specifically contracted as part of the Booking;
  • Access to other accommodation areas, private residences, agricultural areas, staff-only areas, maintenance zones or any other buildings, lands or areas not expressly included within the Booking Summary or designated for Guest access.

Management reserves the right to temporarily withdraw, close, restrict or amend access to facilities, amenities or services for operational, maintenance, safety, weather-related or other reasonable business reasons. Temporary unavailability of facilities, amenities or services shall not constitute grounds for refund, compensation or cancellation.

Management shall not be liable for any temporary interruption, failure or limitation of utilities or services at the Property, including Wi-Fi, internet connectivity, mobile phone coverage, heating, water supply or electrical supply, where such interruption or limitation arises outside the reasonable control of Management. Due to the rural location of the Property, Wi-Fi availability, internet access and mobile signal strength may vary and are not guaranteed.

Use of hot tubs, saunas, wellness facilities and swimming facilities is entirely at the Guest’s own risk. Guests should consult a medical professional before using wellness or heat-based facilities where pregnant, under medical treatment or suffering from any medical condition. Guests under the influence of alcohol or drugs should not use hot tubs, saunas or swimming facilities. Management reserves the right to restrict or withdraw access to wellness facilities for safety, maintenance or operational reasons.

Charging electric vehicles from accommodation power supplies, extension leads or non-designated sockets is strictly prohibited unless using an authorised charging point provided by Management.

Additional charges may apply for optional services, additional cleaning services as well as excessive use of facilities or utilities, additional firewood requests, damages or breaches of these Terms and Conditions.

Photographs, maps, descriptions and marketing materials relating to the Property and accommodation are provided for illustrative purposes only. Accommodation layouts, furnishings, facilities and surrounding areas may vary from those shown.

11.               Guest Occupancy, Conduct and Liability

The Booking grants the Guest(s) a temporary licence to occupy the accommodation for holiday and tourism purposes only and shall not create any tenancy, lease, exclusive possession rights, or landlord and tenant relationship of any kind.

Maximum occupancy limits applicable to each Unit must be strictly observed at all times. Exceeding the permitted occupancy may result in the immediate termination of the Booking and removal from the Property without refund.

Guests are required to behave in a lawful, respectful and appropriate manner at all times, with due regard for Management, the Owners, the Property, neighbouring residents, other Guests and their Property.

Smoking and vaping are strictly prohibited inside all accommodation Units and indoor communal areas. Where smoking or vaping occurs indoors, Management reserves the right to apply a minimum additional cleaning and remediation charge of €250.

Guests shall be responsible for any loss, damage, costs, liabilities, Staff or emergency service call-out charges arising from the negligent, unsafe or unauthorised use of fires, candles, stoves, BBQs or other equipment during their stay.

Management reserves the absolute right, at its sole discretion, to refuse admission to, or require the immediate departure of, any Guest or member of their party whose behaviour is considered inappropriate, unsafe, disruptive, anti-social, abusive, intoxicated or illegal. In such circumstances, no refund or compensation shall be payable unless otherwise determined by Management.

The Booker and Guests shall remain liable for any loss, damage, injury, excessive cleaning costs, smoking violations, unpaid charges, missing items or other costs arising from the Booking, the actions of any member of the party, or any breach of these Terms and Conditions, regardless of whether a security deposit, pre-authorisation or payment card security hold has been taken. Where such costs exceed any security deposit held, or where no security deposit has been taken, the Booker agrees to pay the full outstanding balance upon demand by Management.

The Booker further authorises Management to charge the payment card used for the Booking for any outstanding balances, damages, excessive cleaning charges, smoking-related remediation costs, replacement of missing items, emergency call-out charges, or other costs arising from breaches of these Terms and Conditions.

Guests are requested to respect the peaceful enjoyment of the Property by neighbouring residents and other Guests. In the interests of safety, comfort and neighbour relations, a strict outdoor quiet policy applies after 11:00pm.

12.               Check-in, Access and Departure

Check-in is available from 3:00pm on the scheduled day of arrival. Rock Farm Slane operates primarily as a self-service check-in Property and Guests are responsible for reviewing all check-in information provided prior to arrival.

Management may, at its discretion, require a refundable security deposit, payment card pre-authorisation or security hold prior to or during the stay to cover potential damages, excessive cleaning, unpaid charges, missing items, breaches of these Terms and Conditions or other costs arising during the Booking. Any deductions shall be notified to the Booker following inspection of the accommodation and facilities after departure. Where no deductions apply, any refundable security deposit held shall normally be released within 14 days of the check-out date.

Due to the rural nature of the Property and the working farm environment, Guests are strongly advised to arrive during daylight hours in order to safely locate and familiarise themselves with the accommodation, access routes, facilities and surrounding areas.

Key check-in information, including gate access codes, directions to the Property, accommodation location details and key collection instructions, will be issued to the Booker using the contact details provided at the time of Booking. The Booker is responsible for ensuring that all members of the party receive and review the relevant arrival information prior to arrival.

Management shall not be liable where Guests are unable to access the Property or complete check-in due to failure to follow check-in instructions, monitor communications, delayed arrival, navigation errors or arrival outside advised hours.

Gate access codes, keys and self-check-in instructions are confidential and must not be shared with unauthorised persons or third parties.

Early check-in requests are subject to availability, operational requirements and prior approval by Management and cannot be guaranteed. Guests requiring access prior to the day of arrival or outside standard check-in arrangements must contact the Office in advance.

Where Staff assistance, escorted arrival support or late check-in assistance is requested or deemed necessary by Management after 5:00pm, Management reserves the right to charge a minimum out-of-hours assistance fee of €15 per hour or part thereof to the Booker’s account to cover additional Staffing and operational costs. Staff assistance outside normal operating hours cannot be guaranteed.

Guests must vacate the accommodation and complete check-out no later than 11:00am on the scheduled day of departure unless otherwise agreed in writing by Management. Late departures may result in additional charges.

The Booker, or a designated representative of the Booking party approved by the Booker, must remain on site until all members of the party and any associated visitors have departed the Property and all accommodation Units, facilities and access keys have been returned in accordance with the check-out instructions.

Accommodation, facilities and surrounding areas must be left in a clean, tidy and reasonable condition upon departure. Management reserves the right to charge the Booker for any excessive cleaning, waste removal, damage, missing items, repairs, replacements or reinstatement costs identified following inspection of the Property and any equipment used during the stay.

All accommodation keys must be left in the door of the Unit at check-out. Keys not returned shall be deemed lost and a minimum replacement charge of €25 per key may apply. Additional costs may also be charged where replacement locks, security measures, lockouts, Staff call-outs or delays to operations arise because of Guest failure to comply with check-in or check-out procedures, including failure to vacate the accommodation by the required departure time.

13.               Visitors and Site Access

All visitors to the Property must be approved in advance by Management. Management reserves the right, at its sole discretion, to restrict, refuse or remove visitors, vehicles or access to the Property at any time.

Visitors are only permitted in designated Guest areas and during approved access hours determined by Management. Additional visitor restrictions, parking controls and access limitations may apply during concerts, festivals, weddings, private events or other major operational periods.

The Booker shall remain fully responsible and liable for the conduct, behaviour and actions of all visitors associated with the Booking.

Visitors must not cause occupancy limits for any Unit or facility to be exceeded and must comply at all times with these Terms and Conditions and any instructions issued by Management or Staff.

No overnight visitors or additional Guests are permitted without the prior written approval of Management and payment of any applicable accommodation.

Unauthorised parties, gatherings, receptions, celebrations or events involving non-resident visitors are strictly prohibited unless expressly authorised in writing by Management in advance.

Management reserves the right to charge additional venue hire fees, visitor fees, parking fees, security costs, cleaning charges or operational costs where additional visitors attend the Property in connection with a Booking.

Any unauthorised visitors or overnight Guests found on the Property without prior approval may result in:

  • immediate cancellation of the Booking without refund;
  • forfeiture of any security deposit;
  • removal of all associated Guests and visitors from the Property;
  • and additional charges for accommodation, Staffing, security, parking, cleaning or damages arising from the breach.

Visitors and vehicles enter and remain on the Property entirely at their own risk. Management reserves the right to involve security personnel or An Garda Síochána where necessary to protect the safety, security or operation of the Property.

14.               Pets

Dogs are only permitted on the Property with the prior approval of Management and must be declared at the time of Booking. Attendance of any other animals shall be strictly subject to the prior written consent of Management.

A maximum of two small dogs or one large dog per Unit may be permitted, subject to Management approval. Management reserves the right to refuse or withdraw permission for any dog at its sole discretion where safety, insurance, operational or nuisance concerns arise.

A pet cleaning surcharge of €12 per dog applies to cover additional cleaning requirements associated with dog-friendly accommodation.

Dogs must be kept under control and on a lead at all times while outside the accommodation Unit and when in the vicinity of other Guests, as not all Guests may be comfortable around dogs. Excessive barking, aggressive behaviour or disturbance to Guests, Staff, livestock or wildlife is strictly prohibited.

As Rock Farm Slane is a working farm, dog Owners must exercise particular care around livestock, wildlife and other animals on the Property. The Booker shall remain fully liable for any injury, attack, disturbance, damage, loss or claims arising from the actions of any dog brought onto the Property.

Dog waste must be collected immediately by the Owner and deposited in the designated black wheelie bins provided on site.

Dogs must not be left unattended inside accommodation Units or elsewhere on the Property at any time. Dogs are not permitted on beds, furniture or within restricted areas identified by signage or Management instructions.

Any damage, staining, odours, excessive hair, soiling or additional cleaning arising from dogs shall be charged to the Booker. A minimum additional cleaning charge of €25 shall apply for soiling or accidents inside the accommodation Unit, together with any additional cleaning, repair, pest treatment or replacement costs incurred by Management.

Unauthorised dogs or animals may result in additional charges, cancellation of the Booking without refund, and/or removal from the Property.

Dogs and other animals remain entirely the responsibility of their Owners and enter the Property at the Owner’s risk. Management accepts no liability for injury, illness, escape, loss or death of any animal whilst on the Property.

Nothing in this clause shall limit rights relating to registered assistance dogs where required by law.

15.               Third-Party Suppliers and Contractors

The attendance of any third-party supplier, contractor, activity or service provider or external vendor at the Property must be requested by the Booker and approved in writing by Management in advance of arrival. No third-party supplier shall be permitted access to the Property without prior written approval from the Office or Management.

Rock Farm Ecotourism Ltd reserves the exclusive right to provide, or nominate approved providers for catering, food and beverage services, activities, wellness services, entertainment and other Guest services on the Property. Management reserves the right to refuse any third-party supplier whose services conflict, compete or interfere with the business operations, licensing, health and safety requirements, insurance arrangements or commercial interests of Rock Farm Slane.

Approval of any third-party supplier shall remain entirely at the discretion of Management and may be withdrawn at any time where operational, safety, licensing, insurance or behavioural concerns arise.

As a condition of approval, Management requires third-party suppliers to provide, in advance of attendance:

  • valid public liability insurance documentation;
  • employer liability insurance documentation where applicable;
  • risk assessments and method statements;
  • food safety or licensing documentation where relevant;
  • and a signed indemnity in favour of Rock Farm Ecotourism Ltd and the Property Owners.

The Booker shall remain fully responsible and liable for the actions, conduct, equipment, vehicles and activities of any third-party supplier engaged in connection with the Booking.

Third-party suppliers must comply at all times with:

  • all Management instructions;
  • health and safety requirements;
  • site access restrictions;
  • parking and vehicle control measures;
  • noise restrictions;
  • licensing requirements;
  • and all applicable laws and regulations.

Management reserves the right to refuse access to or remove any third-party supplier from the Property where these requirements are not met.

Additional venue hire fees, Staffing charges, parking charges, security costs, cleaning fees or operational charges may apply in connection with approved third-party suppliers or external services attending the Property.

16.               Health, Safety and Assumption of Risk

Guests acknowledge that Rock Farm Slane is a rural working farm and eco-tourism Property containing inherent risks and natural hazards, including uneven ground, bodies of water, livestock, electric fencing, agricultural machinery, fire pits, wood-burning stoves and operational farming activities.

Guests use the Property, Accommodation Units, facilities and surrounding grounds at their own risk, subject to the provisions of the Occupiers’ Liability Act 1995. Nothing in these Terms and Conditions shall exclude or limit any liability which cannot lawfully be excluded under Irish law.

The Owners and Management reserve the right to carry out repairs, maintenance, alterations or improvements to the Property, accommodation Units, facilities, access routes and surrounding areas at any time. Guests acknowledge that the rural and evolving nature of the Property may result in varying layouts, ground conditions, surfaces and facilities.

Guests must always comply with:

  • all signage, safety notices and instructions issued by Management or Staff;
  • restricted access areas identified by gates, fencing or signage;
  • and all health and safety requirements applicable to the Property.

Guests must not enter agricultural, maintenance, Staff-only or otherwise restricted areas of the Property and must not interfere with, climb on, operate or tamper with livestock enclosures, machinery, gates, fencing, trailers, farm equipment or operational infrastructure.

Children must be always supervised by a responsible adult, particularly in the vicinity of water, hot surfaces, stoves, fire pits, roads, animals, machinery and wellness facilities.

Guests must immediately report any fault, accident, unsafe condition, damage or hazard to Management.

Candles, Fire and Heating Equipment

Candles are not permitted inside Accommodation Units and can only be used outside when placed inside lanterns. They must never be left unattended or left burning overnight.

Guests must not use portable gas heaters, camping stoves, fireworks, Chinese lanterns, generators or unauthorised cooking, heating or electrical equipment anywhere on the Property.

Guests shall remain liable for any loss, damage, injury, fire, smoke damage, alarm activation or emergency service call-out costs arising from negligent or unauthorised use of candles, fire pits, stoves, BBQs, electrical equipment or open flames.

Wood-Burning Stoves

Guests are responsible for familiarising themselves with the safe operation of all wood-burning stoves during the check-in process and before use.

Wood-burning stoves provided within the accommodation Units are designed for use with the firewood supplied or approved by Management only. Coal, accelerants, processed fuels or unauthorised materials must not be used under any circumstances.

Guests acknowledge that stoves, flues and surrounding surfaces may become extremely hot during use and must exercise appropriate care at all times. Small children must be supervised by a responsible adult when stoves are in operation.

Stoves, heaters and ventilation areas must not be covered, obstructed or used for drying clothes or other materials. Any malfunction, fault or concern relating to heating equipment must be reported to Management immediately.

Vehicles and Parking

Guests must drive cautiously and at low speed throughout the Property and may only park in designated parking areas. Vehicles must not be driven onto grassed areas, fields, restricted areas or non-designated access routes without prior approval from Management.

Charging electric vehicles from accommodation sockets, extension leads or non-designated power supplies is strictly prohibited unless using an approved charging point provided by Management.

Vehicles, bicycles and personal belongings are brought onto and left on the Property entirely at the Owner’s risk. Guests must ensure that vehicles are locked and valuables are not left visible or unattended.

Guests under the influence of alcohol or drugs must exercise particular care when using stoves, fire pits, wellness facilities, swimming areas or moving around the Property and surrounding grounds.

17.               Liability

The Booker shall indemnify and hold harmless Rock Farm Ecotourism Ltd, the Property Owners, Management, employees, contractors and agents against any claims, losses, damages, liabilities, costs or expenses arising from:

  • the actions, omissions or negligence of the Booker, Guests, Visitors or third parties connected with the Booking;
  • breach of these Terms and Conditions;
  • damage to the Property, accommodation, facilities or surrounding lands;
  • injury, nuisance, loss or damage caused to other Guests, neighbouring properties or third parties;
  • or the actions of any animals, suppliers, contractors or Visitors associated with the Booking.

To the fullest extent permitted by law, Rock Farm Ecotourism Ltd, the Owners and Management accept no liability for:

  • theft, loss or damage to personal belongings, valuables, vehicles or equipment;
  • interruption, failure or temporary unavailability of utilities, internet access, Wi-Fi, heating, water supply or technical equipment;
  • accidents, injuries, loss or damage arising from the use of the Property, facilities or surrounding grounds where such liability cannot legally be imposed;
  • or losses arising from weather conditions, agricultural operations, wildlife, rural conditions or third-party actions outside the reasonable control of Management.

Vehicles, bicycles and personal belongings are brought onto and left on the Property entirely at the Owner’s risk.

Guests under the influence of alcohol or drugs must always exercise appropriate care while on the Property.

Nothing in these Terms and Conditions shall exclude or limit liability for death or personal injury caused by negligence where such liability cannot lawfully be excluded under Irish law.

18.               Force Majeure

Management shall not be liable for any failure or delay in performing its obligations where such failure or delay arises from events or circumstances beyond its reasonable control, including but not limited to extreme weather, flooding, storm damage, fire, utility failures, acts of God, pandemics, epidemics, government restrictions, labour disputes, civil disturbance, war, terrorism, transportation disruption, supplier failure or other force majeure events.

Where operational, maintenance or safety issues arise, Management reserves the right to relocate Guests to comparable accommodation.

Management reserves the right to cancel a Booking at short notice in the event of extreme weather or in the unlikely event that safe or suitable accommodation cannot be provided.

For cancellations up to 24 hours prior to arrival due to a Force Majeure, Management may, at its discretion, offer alternative dates or a voucher redeemable at a later stage.

Management shall not be liable for refunds, compensation, costs or expenses arising from Force Majeure events.

19.               Complaints

Complaints must be made to Management in a timely manner during the stay in order to allow Management to solve the matter. No retrospective compensation claims will be accepted unless reported immediately.

Should the complaint not be settled to the Guest(s)’ satisfaction, then Guests have the option, up to 14 days after departure to submit the complaint in writing to Rock Farm Slane, Rock Farm, Slane, Co Meath C15 FNP4 or by email to : info@rockfarmslane.ie.

Any complaints will be passed on to the Managing Director, who will reply within a 14-day period.

Chargebacks initiated without lawful basis may result in recovery proceedings and associated administrative costs.

20.               Breach of Booking Conditions

If there is a breach of any of these conditions by the Booker and/or Guest or any of their party including Visitors, the Management reserves the right to re-enter the Property and end the holiday and ask the Guest and their party to leave in addition to their other rights specified in these Booking Conditions. Ending the Holiday by the Owners or the Guests does not affect that party’s other rights and remedies.

21.               Severability

In the event that a court finds that a condition in these Booking Conditions is illegal or void, the illegal or void provision will be severed from the remainder of the Booking Conditions, which will continue to be valid and have full force and effect.

22.               Entire Agreement

These Terms and Conditions constitute the entire agreement between the Booker and Rock Farm Ecotourism Ltd in relation to the Booking and supersede any prior discussions, representations, correspondence or agreements relating to the accommodation or services provided, unless otherwise agreed in writing by Management.

23.               Governing Law and Jurisdiction

Any dispute will be governed by the non-exclusive law and jurisdiction of the Irish Courts.

Management reserve the right to change these terms and conditions at any time.
